Additional Terms

 

(1) Settlement Company shall be Master's Title and Escrow, 305 Washington Avenue, Suite 300, Towson, MD 21204 (410-732-9005).

(2) Marketable Title: In the event that Seller cannot convey good and marketable title, the Purchaser(s) sole remedy in law or equity shall be limited to the refund of the deposit.  Upon Refund of the deposit, this sale shall be null and void and of no effect, and the Purchaser shall have no further claim against the Seller(s) or Auctioneers.

(3) Settlement Date: Settlement shall automatically be extended an additional 45 days in the event the Seller needs to cure any additional title defects.

(4) Closing Costs and Adjustments: Regardless of local custom, requirements or practice, the Purchaser shall pay any and all realty transfer taxes, recording costs and revenue stamps due as a result of the conveyance of the Property.  The Purchaser shall pay all other costs and fees incurred in the transfer of the Property, including costs of any survey, title policy, escrow or closing fees and lender required fees.
